I would take a look at your target markets for replacement property. 

I have already replaced her electric stove with a gas one basically because she didn’t like the way it cooked I put an oven thermometer inside it and it was calibrated perfectly but she said it wasn’t baking properly.

You will eventually have some major repair or replacement needed.  

At some point your HVAC, roof, appliances will need to be replaced.

What if your furnaces goes out and then while you are busy replacing it the tenant decides to skip and you sit on a vacancy for a month?

I turned properties in Dallas County for 2 years back in the glory days (2010-2011) and have since relocated to Tarrant County.Just looking for tips related to flipping in the area and any information about wholesaling as this will be my first venture into that.
