If the net present value of an investment makes since to you but the cap rate is different than what you would expect, don't immediately push it aside.

So I feel it's definitely a limiting factor to a sale.I feel like I'd be narrowing down my possibilities of a successful transaction telling the seller I'll cover it and expect a unrepresented buyer working on their credit to bring a huge EMD, Purchase Option, and/or pay elevated rent.

First quotes were at 4.00 USD.The final net cost after all the incentives is 1.7 USD / watt and based on the first 9 months I expect a yearly yield of ~8%.Still an ok investment and at least I am now a bit greener than before !
