I use a 1 page contract that is legal and has been used for over 15yrs by Flipman .Youtube- flipman(study all of his how to videos starting with the first one from 10yrs ago don't skip theyvare short and to the point) then get the FREE 1 page contract that's used for both the seller and buyer .

Meth testing...is it necessary?

The buyer's home inspector isn't going to test for meth, and the less you know the better, IE; you run the risk of having to disclose things that you would discover if you go digging.Plus you never know if the meth that turns up in a test was from a previous tenant or your contractors!
