If you're an educator promising to help your students do deals, why wouldn't you give them a guarantee they'll do deals and make money? 

I just read another thread saying if you are not a real estate professional, then as a landlord, you are not required to send 1099's If you flip a house, you do.Then the question is if I flipped a property and also own rentals, does it make me a real estate professional even though I have a primary job/profession?

I am there as an invited guest as I fund the students deals..  

Because in the end, I want them to come to me if they ever want to sell, buy, or manage any of their properties in the future, as that is my profession.  

Other than paying off some pesky student loans, taking a trip to Fiji with 50 of my closest friends, and buying an Aston Martin, I would plan on dumping the other $550M into real estate!

With that being said I have a student loan that could use that money and my credit score is not good at all.
