Maybe not a deal breaker, but if it's single family zoned, Dallas is pretty strict about income producing detached units.  

You can do a cash out like stephanie says after 6 months from the date of your purchase thats only if you feel you can get back more than your acquisition and rehab based on the new after repair value (ARV) or appraisal.Local banks usually dont have as strict guidelines when qualifying.

You need to keep separate books, have separate accounts, and be very strict about maintaining the separateness.  

I am strict in my screening and "no pets" was clear in the listing.
