Since you have 50k available, you should jump on a plane with a cheap fare over the weekend, stay in Michigan, look at the 5-10k properties and then be able to come away with the impression of whether you want to go further or not.

I normally wouldn’t be interested in Eugene as an investment market, but my husband is starting law school there in the fall and we don’t want to move the family there so we’ll move to Portland and buy a property in Eugene where he can stay a few nights a week and rent out the other rooms.

Give him the opportunity to pay what he owes me for rent, and set a plan to stay on track going forward.

If you believe these tenants will stay in the region, then go for it.

I've watched certain parts of the town evolve, and seen other parts stay stagnant.

If I was you I would stay out of it.

If you can get better deals in Butte then stay there.
