@Joshua Postthere are lots of things you can do:-talk to a lender to find out how much you can borrow-find an agent and go look at 50 potential house hacks-reduce your expenses so you can save more each month-go to all of the local REIA meetings and find out what the other investors are doingjust because you haven't bought something does not mean you are in analysis paralysis.  

You pay a bank interest, if you can do something BETTER with the loan proceeds than letting it sit in the property as equity and can generate a return greater than the interest paid.

So congratulations.As for everything else, do you need to do something right now?

Something that makes it clear that both parties understand they've been under the same lease the entire time.

Although, some lenders will go off the lowest list price, if by some measure the property does appraise higher (just something to keep in mind).
