@Joe Gore 3x rent is a bare minimum in my mind......the way I understand it is that the calculation is based on before taxes, so taxes right off the bat eats away 1/3 of their income and then If people have one or more kids, a low income job, utilities, food for their family, clothing, medical bills, etc. then how are they going to cover the rent?

From what I can tell they are not at exactly 3X rent but maybe close.Credit report is not perfect (one medical bill in collections) but still in the good range.

All,With medical marijuana being legalized in my state I have some tenants that are smoking it inside the property do you believe that this can cause the same damage as smoking cigarettes inside a property do I need to add a new Clause to my new leases moving forward and have current tenants sign an addendum?

I'm stretched too thin tight now (ending our homeschooling year, daughter doing communion, husband having a few medical procedures done, etc) so I don't think I can give my full attention to properly vetting a new tenant and getting the house ready for a new tenant.

I'm watching unemployment to predict the next pivot...Without a pivot there is no real estate mkt.Historically speaking, rates are increased to fight inflations, higher rates slow economic growth, slower economic growth leads to higher unemployment, higher unemployment leads to more loan defaults on autos/housing/credits cards etc.
