I believe Birmingham is currently a great place to get involved with single family real estate investing.

unfortunately, the big problem is labor.we invest in the city over 2M$ and this is still our big problem.in the last year we did 20 single family flips and 4 buildings, project are delay in time and some contractors are running with money also playing games, taking so many works together etc... 

I am looking for properties owned in TX.Fannie Mae just changed their rules about allowing properties that are currently in single member llc's credit for time being in the LLC so it doesn't affect their seasoning requirements, but loan still need to close in personal name.

Both properties are single-family homes with long-term tenants. 

Banks that know the location and value of the area you are investing in are your best bet guaranteed.

Huge fan of Costa Rica myself - bet it was hard to let go of that house but this is great.

I'm looking for a cheaper and more sustainable option than renting and figured house hacking (buying a duplex) while rehabbing, then renting the other unit, and refinancing would be my best bet.  

I bet the same concerns about litigation existed when people first proposed credit scores and insurance scores.
