HI Asha,If the property you're buying is under market it may be better to purchase using FHA depending on the condition of the property since FHA requires a very small down payment of 3.5% on 3 unit residential.This way you can go in with very little money at risk, fix/repair, and refinance into less expensive conventional financing about 7-9 months post FHA closing/rehab.The upside is you have less money at risk and you can use forced/found equity to serve in place of what would have been your contributed equity via much larger 25% down payment.

We spend a lot of effort and time on the pro forma and deal structure and a lot of the other material is pretty easy to serve up by sharing our standard Dropbox folder with the portal. 

You may be able to find info in the foreclosure case you found in the civil court records online - see if anyone was served on behalf of the homeowner (attorney listed for them as defendant maybe?)

I have full knowledge of how to use the mls unlike realtors I have met that we're serving food at a restaurant full time until they decided to obtain a real estate license thinking they can get rich overnight.

If the tenants don't leave after three days, they will file a case in the courts and have have the tenants served.  

Then we enforce the rental agreement.If the tenant falls short in meeting their obligation, we serve a 10-day notice to comply.  

Trying to circumvent her/him and place, what most likely is an ill-founded complaint, will only serve to raise the barrier of getting anything done.As Eddie said, it seems the elephant in the room right now is price.  

Another option that I'm kicking around is self serve boat / RV parking as the area is close to residential areas.
