I didn't think or know I was one until multiple individuals acknowledged me as exactly that.

There will be more costs with rowhouse development than with a 4 plex, as rowhouse will most likely need to be built such that each unit is on its own plot of land, or at least the land could be split up for individual owners. 

Also, private money lenders are just that, private and not professional licensed companies or individuals.

He may tolerate that better than individual appointments. 

Not sure if you would qualify for subsidies rather than a dedicated utility company, in some places you do not want to play the "utility" game, this is very location specific.It is best practice if you can have them individually metered or submetered just charge what they owe separate from rent.

It's not that easy but that's why it can be very rewarding.

This allows everyone to make more money with less work since we can focus on our individual niches. 

Even then, purchasing "stuff" isn't as rewarding as one might think.
