A 1.90x equity multiple would imply that they make $190K total over the life of the project, inluding distributions, return of equity, profits at sale, etc.

He hasn't been a total pain (he takes very good care of the property), however his original 1-year lease ended in January.

Title/escrow can rely by law on your signed statement as to the 'Total amount to pay off contract in full', you should have included interest+plus other charges, not just principal.

Hey Craig,When investing in an out-of-state market, I usually rely on my agent in that area to send me information as it comes up.

I did just find a company who does both and I think it's around 20% total, but I have not had a chance to speak with them to verify.
