I have one rental now that I’m considering doing a refi to get cash out and reduce the payment so that the house cash flows currently it is on a 15 year which kills my Debt To Income (DTI) and cash flow.

I submitted a loan when the fees were much higher, but the borrower had purchased a portfolio of properties using cash and wanted some funds to continue to buy properties.Since then, B2R's fees have been reduced, a lot and UW process is more streamlined as they now UW their loans in house.This program isn't for everyone, but it is useful to foreigners who now have access to higher leverage loans and for those who have bought properties using cash or high interest rate loans and want to get cash back.

My primary lender, although most people refer to him as a hard money lender, I consider him a private lender, we have become good friends over the years and I have been able to reduce our interest rates by more than half of what we were paying four years ago.

The monthly payment is the amount the seller pays a month, plus the amount you add to make to earn a monthly cashflow from the deal.

Also, it has been my experience that by putting a larger down payment on a property the lenders will go ahead and count what that property is going to earn, in their estimation, towards my income, mostly offsetting the impact to DTI, or any negative impact that a purchase would have on my DTI.
