I realize you're looking for folks with expertise specific to Georgia, which I do not have, but I wanted to offer a suggestion.  

Most people that wander into the model home unescorted don't realize that the nice lady or gentleman works for the builder until they are signing the contract.

So a seller saved 2% but lost 4% but they walk away smiling about how they saved 2% not realizing it cost them 2%.

@Wayne Brooks   I think this is were investors that complain about RE agents don't get it.. they don't realize that a very good RE broker will have if not complete but part near complete control of their client with regards to these issues.

After you do it once you'll build some confidence and realize that $1350 is a good wage for a few hours work (as apposed to handing it to a PM).

i realize you said you put it back in your acct after but just wanted to ask on that.

I realize they take 7 to 9 percent monthly but doesn't that still leave you with a decent chunk of profit?

Plus I've realized that with my time and attention split how many different ways, my quality and attention to detail is lacking in all areas of my life.

I am now realizing that buying a single family home to rent out may not make financiall sense.
