Seems like a typical company acquiring at a rapid pace and then centralizing everything to reduce cost at the expense of their customers.

In growing cities like Las Vegas, land shortage combined with rapid population growth and continuing large capital inflow mean that the appreciation rate will be much higher than the national average. 5% is a conservative estimate.

We all have to take risks to get started in this business, and kudos to you for taking action, but the name of the game is to de-risk your situation as rapidly as possible, and you have an opportunity to do a lot of work here that requires skills that can be easily picked up by watching YouTube videos.Put what you absolutely must on the credit card, but know that @Brady D'Hont (you) in 12 months will thank you right now for putting in a few nights and weekends to minimize that credit card debt or the amount you finance. 

Is there an easier way to find people who may be interested in buying than having to scan every post every day?

There is no question that the ability for investors to "flip" short sales has rapidly closed.  

It is a rapidly growing community and I am proud to call it my home.

And you will always be money ahead to get the tenant out as soon and fast and rapid and easy as possible.

Outside of the conditions that I mentioned above, these are not area’s experiencing rapid growth or strong appreciation.

I either sign paper leases and scan them or with some tenants I use electronic signatures, but I'm not creating or signing my leases through apartments.com
