I just did a quick google search and Baltimore County requires all rentals to have hard-wired smoke detectorshttps://www.baltimorecountymd.gov/News/PoliceNews/...In addition Baltimore REIA has an article which indicates that the city requires hard-wired smoke detectors as well:http://www.baltimorereia.com/smoke-detector-law/If you read the Baltimore REIA article carefully it lays out when battery powered detectors must be upgraded to hard-wired but of course you should not solely rely on their article.

I quickly ruled out 123Landlord, Cozy, Easyrent, Rentpost, Tenant Ledger and Smart Property Systems.  

While this isn't a home run by any sense you can see how this can quickly scale.

@Vincent Plant small business are tough, really do your do diligence on the company and the owners, its a long term commitment that can go south quick.

Those are my quick thoughts.

Private money is usually good if you are going to exit in a short period of time (flip, quick refinance, capex, ...etc).

I decided to do it for the relatively quick timeframe it provides all the analysis knowledge and tools.

Most deals like this in the Southeast go under contract in very quick order. 

Just looking at the market and quick changes is a little intimidating but I'm ready to jump in.
