The Pewter Gray is nice, but it has pure gray tones, no brown. 

Unfortunately we had to deal with something somewhat similar to this last year at my first rental that I bought in November in Cleveland and the tenant didn't pay rent.The joys of "inherited tenants" :-)

I'll speak purely to the accounting and tax side of it, others can address the legal issues as they have already started probing.The answer will change depending on whether you are seeking to create tax basis financial statements, or "book" basis financials that track each member's economic interest in the LLC. 

Now if this property is just the second property you own, it will be purely an investment property, that has a wider breadth of options available to you, as it is not an owner occupied property. 

To come up with the money due at sale you might have to combine resources with others or take on a purely financial partner.
