Theres definitely some differentiation in the industry (outside of conventional), but a lot of the true product is definitely "the same" so service is really really key for brokers, so a poor experience should equal replaceable in my mind

Maybe I am the one who is asking the wrong question :) In terms of the neighborhood, you can learn alot from demographic data(this tells you what it's like right now), sales trend data(this tells you how it's projecting - are you seeing an increase in property values) and new listings..are now homes being built, are other rehabbers in the area, are there LOTS of rentals or only a few.

They are looking to either keep it as a rental or occupy and rent out their current property.I understand the large risk of buyer non-payment and activation on due-on-sale clause.
