I just saw a wbinar on private lending and what it means but I am still a little confused about hard lending, private investor, etc. 

My favorite one that has sold me multiple properties and has also become a friend and private lender gets asked by me before I do anything.

My advice would be, while rehabbing, try to spend money where people can see it!

We spend anywhere from 15-20k in data per month alone, and distribute to our call center and sms platform. 

Depending on the agent and their passion for real estate they may spend some time with you and teach you some things.   

One year we discovered that mice were in our "private" closet, eating boxed and bagged food, while nesting in some towels.
