I wanted to buy it as and FHA owner occupied a couple months back, they actually originally refused because they had found a potential tenant for the third apartment (even though they were supposedly all filled) and said I needed to make an offer within 48hrs (I was out of state for the weekend, this was at about 11am on a Saturday, and they required "a very strong offer" by 5pm Monday) I didn't go for it because I wasn't into the pressure

Real estate agents are the only professionals who don't get paid up front for their services ----- no respect from buyers and sellers  -------Your best client is yourself -------- and you'll make lots more money when you are the buyer and you are the client ----- don't get brained washed by brokers and others who want you to work for NOTHING - you are or will be a very savvy investor and agent, one in demand - be selective with whom you take on to work with - your are the pro - so act like one - get a good education or mentor.

LOL you know what I mean.. did not last long for my moral compass.when I actually did deals at street level.. as an agent I have to say I was taught by some of the best in the business  ( land salemen)... at the end of the transaction my clients would say you know I bought from you because your not high pressure.. although I led them through each phase in a way they simply did not realize it.. with the kind of tack you talking about and how to lead a conversation..
