And then we got married and had a baby.Now I have the better job I was looking for, but taking on some student debt, adding my wife's previous debt to the equation, and having to find a better place to live put a serious dent in my investment plans.The house is renting and breaking even while we rent elsewhere for a slightly lower price, and we're making just enough income to save a little and not dig ourselves a hole, but we're not on the path to much growth right now, and we have no borrowing power.I'm looking to volunteer my time to help some established investors out and gain the real estate experience and skills I need to eventually land some profitable partnership deals despite my limited spending power.

It was stated that if you were a licensed RE Agent you are ALLOWED to engage in the practice (with disclosure) while, being unlicensed, you are not (fair or not, the NAR is a powerful lobby).

It seems to me you take the hit now or over the new few months waiting for the eviction to process, for them to actually leave, and repair the unit as I'm sure it at least needs some heavy cleaning from the description of the living conditions provided.Good luck!

I've done this exact same transaction (even R/M in default) many, many times in the past.Since you need a seller with CPA's (capacity, powers and authority), your title insurance company will list their requirements for your seller.What we do not know is if your seller must get sale confirmed by court.

Since the old lease with the old landlord was still in place, he says he is not responsible for that damage ... and that in fact, it is not damage ... that it is just the cost to a landlord to clean it up.
