After the auction if a bank buys the property back you can always make an offer to them and get a loan... but in these cases the bank will hold out for more money whereas in a short sale situation you can more easily negotiate for a lower price.As an alternative to getting a loan for youself you can offer to buy a house "subject to" the original loan.

Not sure if you've run a marathon, but what I've found (and what the science tells us) is that the further you go over a marathon, the less like a marathon it becomes - mostly because the predictive value of VO2 Max breaks down and there hasn't been a good alternative developed to predict times.

Its definitely more difficult and probably impossible in the popular and rapidly gentrifying areas though.I'd say your best balanced area to look in general is the SW side of the city.
