Is BRRR a viable strategy here or should we pivot?

Also, credit plays a role, most will have a min score of 660 but may be able to grant exceptions between 600-659.

I'm teaching my kids how to be on the right side of that gap, I am taking an active role in raising and teaching my children to be functional members of society. 

I was going to enter Indianapolis, but have pivoted given the market there and think I'll just add to San Antonio as I enter Austin too.Plus, I like having reasons to visit as I get to watch this new Spurs player.

Expecting her to fulfill that role would not be wise; there is too much to know and too much responsibility; leases, advertising, screening, notices, collecting rent etc.

I’m curious where to pivot next.

Either way, this is my primary property at the moment and I got a very good rate on it a few years ago, so my plan is to keep it as a rental regardless, start off as an MTR, and worst case, if the vote passes, then I will pivot to LTR, which will at least generate equity.

Or it could provide a much more flexible schedule and good income if you were to pivot into full time RE once you have your license and clientele.
