Would you mind dropping links to any good threads that can help a beginner looking to invest in 5-12 units properties?

We were talking about dropping the rent from $1650 to $1600 to drive some interest knowing that we are approaching holidays and the slower winter season, but we just got our first solid applicant last night (Researched comps showed pricing should be: Zillow $1688, BP $1650, Rentometer $1600, two comps in neighborhood with 1 less bedroom are at $1600 and $1550 but they have been vacant for a while).

One of my rental units had it in the closet and one of the lines going to the unit was not insulated and was dropping condensing water on to the sheet rock slowly.  

I suspect we'll continue to see prices drop for 6-12 months.

The best chance you have to get this to close is to move the file AND/OR get the sellers to drop the price.

If you can't get a loan, then cash is fine while the rates are higher right now- and then you do a new loan and pull cash-out when the rates drop.

However, I think this is short lived and that the Feds will win out with increasing interest rates and you will see in the coming months the median house prices continue to drop.  

With most of the Northeast Valley now surrendering to the widespread negativity we have an overall reading of 89.9, despite Fountain Hills holding out as a seller's market.There is a faint flicker of positivity over the last few days since mortgage rates dropped last Friday.

As far as numbers needing to correct - I doubt that St Pete and most metros like this will drop in prices enough to offset interest rates to suddenly cash flow more.

I'd recommend dropping the sites that send you a lot of low quality leads that take too much time to make it worth it.
