To preserve the Tax Advantage of selling a personal residents (Section 1031 does NOT apply), you need to occupy for 2 of the last 5 years. 

I decided not to renew one of tenant lease , the tenant did not provide me her email for me to send the welcome package and the non renewal lease notice. 

@Nick Rutkowski I have not personally but know people who have land contracts and lease the land to large corporations to build to suit.

@Eric Johnson - If your rate is good, you could consider doing a "subject to" deal where the person buying gives you a cash infusion for the right to own one of those properties. 

I personally like to buy real estate that has A) excellent long-term prospects ie. area growth, commercial vibrancy, high housing demand, rising rental rates and B) positive or at least neutral cash flow.

I use State Farm for my personal residence; it's bundled with my auto insurance.
