Your cleaning person should also let you know if you are short or need supplies (i.e. toilet paper, soap,etc) or if anything is broken or missing.I would create a checklist for the cleaning person of what they need  to clean every day, what needs cleaning once a week, and what needs cleaning once a month.

I imagine this level of personal capital exposure has an effect on how much risk they are willing to take in a deal, both with the asset itself and the structuring of the transaction.

I don't personally invest there but I know folks who do.spend some time there, go to REIA meetings, meet people, do non-Internet things.

I personally wouldn't put 75% down on a property.
