If the rent of that 2 bedroom was $1600, that person would expect to pay $800 rent and maybe another $250 for electric, water, heat, internet for a total of $1050 all included.

I hate taxes too, but when Airbnb went from a way for individuals who had extra room to share the space to a BUSINESS, they attracted the attention of authorities who now tax them the same as other hospitality businesses.  

So, I would find a handyman or something who could do that or maybe first just have the cleaning person try a product by hand meant to remove scratches which I think does the same thing but with manual scrubbing.

My personal opinion is that all markets can work, it depends on what you're trying to accomplish.

Make sure the zoning change proposal makes sense beyond your personal interest.

This was sold to a local person who had no intention of building there, but just want to use the golf course and other amenities.There are many property owners who are trying to sell lots in Eagle Rock, and many who are letting their property go for tax sales.  

The tenant has left as of 6/13/24 and I've turned over the room for the next person.

The best area to start investing are in your own neighborhood, county, or within a few hours by car or plane where you can go to, take care of business, and be home in a day.
