Propstream tends to be the one most people use but Dealmachine has some amazing data that propstream doesn't. 

According to the listing the bedroom and bathroom is unfinished but I understand many other things can a problem.

That describes many people in education. 

If not, I've heard many people recommend a contractor or possible cash buyer.

I'd be worried if people were coming to the home for his business, but if he's simply using the address (same as a PO Box, though to me that would send up a red flag for a business to have a Box #) I wouldn't worry about it.

Some of the usual reasons why people would sell to these companies: If there is money owed on the house, the house is in terrible shape, you don't feel like dealing with selling it, or you don't want to pay realtor commissions.

I basically want to understand the process and prepare and make sure I hire the right team to help me. 

Appreciation is NOT mysterious, it is the result of actions and factors. just because 80% don't understand how it works does NOT mean it's unknown to all, or unknowable, it's just that to them.
