Thanks for your insight, the mindset is more important for me, like the training, one of my prof she have a small boutique she’s looking for full time, I’m interested but I need to set a side some money so I can pay for the ads and what ever.

I would want peace of mind that it's all fine, even after the fact.

It is always better, in my opinion, to set your rent slightly less than others to ensure you get as much traffic as possible. 

I've been communicating with the tenant over the past few months to try and get them to set-up a payment plan and have had two letters sent from my lawyer outlining what is owed.  

I would at turn over endevour to take all carpet out and replace with hard surface flooring.. also depending on the size of the company and man power it could be hard to get instant communications.running rentals or running PM's is not a set it and forget it thing. you have to be diligently engaged

I had to repeatedly travel back to the house over and over for meetings with a specific firm of plumbers that the HOA insisted come there with the brief to persuade me to believe I had pipes leaking under my slab foundation - and push me to pay them for extensive unnecessary works.The previous (independent) pumpers and the engineer had already explored all this and confirmed no such issues The Board started inviting me to take part in the morning meetings they set up monthly to argue with homeowners who have broken rules. 

I'm also working on setting up a date to see the house, with Thanksgiving this week it might end up being over the weekend or the beginning of next week.

This will give you peace of mind as well as get you through these humps and allow you to focus on your business or job to work towards accumulating more properties.

When it comes down to it, I think we feel like we've earned our peaceful, beautiful state, and we're looking for those who come here to earn it, too.
