To get 12 -15% in today's low interest rate environment requires one of three variables (1) work the note - usually a non or sub preforming note or (2) accept a higher risk, i.e, second lien position, very high LTV, borrower with very low credit scores or bad credit history, D property in undesirable areas, etc, or (C) get VERY lucky!

If I had to guess, implementing a lead paint regulation is not far away for Airbnb and it might be a good idea to start implementing in order to just cover yourself.Also, they sell lead paint test kits at Walmart for like 20$ and it is a fairly simple diy project so it might be worth it to just test your walls for some peace of mind!

Actually, an area with few renters might even be more in demand than an area with mostly tenants, because it's a more stable environment, when it's mostly home owners.
