The first deal is the hardest I've read, I look like I'm 2 months out from pulling the trigger 😰

Often times, they are doing it to do their due diligence on the area but you can accomplish that by making a trip  to your market before hand and getting to know the neighborhoods that fit your criteria so that when something comes available, you can pull the trigger quickly.

I started buying 2-4 units solo, then branched out with LLC and TIC partnerships.

Turns out this is for a Mexico project at Rocky Point with a Mexican partnership.

However, with opening an LLC, you have to renew a business license every year with the state, and you may have other reporting requirements for taxes and other fees, depending on how you set up your LLC (single member, partnership, S-corp, etc).

Then, after reviewing these six paths Joe mentions, I think finding an off market deal or raising capital for experienced syndication or partnership groups are more doable.  

I've been reading biggerpockets for about a year now and pulled the trigger on my first rental this past June.

If the seller gives you a warranty deed it's likely that will trigger the due on sale clause which means the bank may call the note due immediately.  

Thanks for sharing Stephen, I am close to the stage where I need to pull the trigger on my first one, I am just putting a few more pieces of the puzzle together.
