Kind of reminds me of the joker broker note guys all saying they are direct to some 50 million dollar note package .

I plan to just buy the land as we already have an agreed price with my brother and just include the whole package with the construction loan. 

You need a clean package- great credit and income but the property needs to cash flow minus some calculations on it's own. 

I think it really depends on what packages you can get and how the deal is structured.

You should be able to find someone on bigger pockets to help you package the project to sell it for the best price.

For example, I was looking at a $4 million property in Cleveland and the marketing package showed all the current expenses that were accurate and listed the property taxes as $48,000 per year.

If you are looking for an easier process, find a local wholesaler that would be willing to sell your rentals as a package, they will have large buyers lists willing to pay close to retail and not require any fixing up.   

That said, if you want to compete for golf groups, you need to package the room fee with course packages

Black Friday is coming up.Good day to be looking for bargains on all appliances and others things your property needs in the future like large bolts of new carpeting for future vacancies,new countertops,toilets,vanities,etc.The more You package together,the bigger the savings.Especially if you talk to the store manager about a bigger discount than advertised to the public.

really matters where you are located. some small local banks can package them together in one transaction.
