I have heard this over the phone talking to VP's at banks.The properties at 40k,50k a door etc. that investors typically want require (high touch) by the types of tenants you have and the age of the buildings require constant ongoing repairs to maintain properly.Another option is to find an older seller who does not want to 1031 exchange into another property.
