first house potentially under contract.

Hello all. I was working at a house that's being rehabbed by the home owner. we discussed how i could potentially sell it for her. I ran my numbers from here because the wholesale calculator i have doesn't seem accurate or rather more confusing than anything. The only thing i'm missing now is what to say to her even though i called to setup a meeting. Also where do i get an assignment of agreement to purchase property and how would i go about marketing?
