@Neisa Adams Usually you look at the property (I bring my contractor on the initial showing because if he says no to a property then the deal is dead in the water to me) then you decide if you’re making an offer, then after your offer has been accepted you get an inspection done and once the inspection report comes in you get your estimates.

It's a good thing to have and runs about $150.00/year.As it runs about $10-$15/month, build it into the rent and offer to pay it for the tenant.

I want to point out something about what @Theresa Holl said.All those things are very cool and would be nice to offer, but they would constitute significant services which will change your taxable status.So you really have to balance those sorts of special experiences or offerings.

I have a company apron 20 something people we profit over 800k last year had it sold with 8 full price offers and 2 over full price offers didn't like the way our broker handled the deal so we moved on and we stoped it at the second we were uncomfortable the seen somewhere on here how someone did this so I thought I would post so if anyone sees this or know how to do this let me know its probably not done right or in the right spot sorry about that looking for some help like to trade so we have income thanks for any help ,, this is in the tree and landscape business ,,, we are located in phoenix az
