Nurse with great income and job history.

I'm under contract on a homepath property and need to add llc due to being a domestic violence, they are telling me I cannot because it's not considered a real person,I have to cancel the contract and resubmit an offer as an investor, risking losing my dream home.

Our household income is currently $320k pre-tax, but I might be getting a new job soon, which could bump our income to around $380-400k pre-tax.Initially, we planned to buy a property and convert it into a duplex, but with houses in our area starting at $650k, we've started considering a different approach.

For the house to be vacant for almost a year, I think she must not be well or be under some kind of stress, so I feel like by coming in and offering the right kind of deal, I would be benefitting her and myself at the same time.How would you guys approach this situation?

First, determine what your lender offers in terms of Loan-to-Cost (LTC) for acquisitions and the maximum Loan-to-Value (LTV) for a seasoned cash-out refinance.

The maintenance company might even work with short-term rentals and offer after hours service that your renters can call directly.  

If the repair process requires painting the whole thing, which it may need to look good- I'd optimistically put the lifespan of a professional/specialized 2-part (epoxy or urethane) tub/surround (or tile paint) etc- paint job, with above average prep work at ~3 years.. a "high quality" tub respray like this will cost just as much as a brand new tub, and touching up/blending a spot repair is specialized, expensive work as well. but yes I agree with the other replies either way -(unless, *perhaps* there is already easy access from behind etc to get to the repairs and inspect flooring etc without taking tub out)- it makes sense to rip it all out so you can address any potential water damage, and overall there is no reason the resulting new unit shouldn't cost aprox the same ballpark as the repairs .. and new of course will look much better with a much longer lifespan.

In the future, I would do a better job of vetting my contractors and negotiating my price.
