I have a 3/2 house for six guests, a few blocks from the ocean and one house from the intracoastal waterway. 

I was looking for properties and realized that price difference between 2000sf home and 1000sf home is not that much in OC (keeping a range of 15-20min from ocean) since the land is the most expensive part of the equation.

I guess it could be worse, SoCal could be in an earthquake and tsunami zone and the ocean level could be rising!

We are interested in purchasing a primary residence in the Lewes, Ocean View, Millville, Rehoboth Beach, Frankford, Dagsboro area for their excellent public elementary schools, proximity to healthcare facilities for my wife's job and near STR vacation hotspots.I am a software developer interested in creating tools for real estate investing and making the transition into hosting multiple STR vacation properties.

Any feedback that the good people of BP could give would be greatly, greatly appreciated.Here are some assumptions I made: The three really important numbers are highlighted in blue at the bottom: net operating income (NOI), total cash flow, and total return.I'm treating this property as an expense rather than an investment (since I'll be living there), so I'm not overly concerned about obtaining positive cash flow while I live there.The one number that's still in question is the insurance - Liberty Mutual quoted me $3,500/year, which seems incredibly high to me.

I think I am staying out of the Ocean City area and looking further down south on the Peninusula closer to the Bay bridge.
