It’s the practice of charging a large up-front fee.Charging a flat rate of a few hundred dollars to reduce the cost of an occasional bad deal is one thing.

Occasionally you can find things off-market if you link up with some local wholesalers.

So apart from the occasional 'JOB' of negotiating the transition of a property (some have been re-sold 6-7 times) we just watch monthly direct deposits come in. 

Hi Chris, regarding your specific question, I do occasionally find a listing where the price goes up.

I picked up 3 bed frames (1 full, 1 queen, and 1 twin), 3 mattresses, nightstands, dining table & 4 chairs, mirror, pyrex dishes, secretary cabinet, and a few other knick knacks for $235.What really ate into my budget was things like comforters, bed sheets, lamps, coffee maker, pillows, rugs, etc. — I went to IKEA & Target for those and that came to about $800.

I just have my agent make a "formal" offer with a check for the good faith deposit and I have never had one ignored they usually counter but occasionally just turn me down flat.

I do also get occasional bills from the utility that they are two months behind, etc.
