I'm looking for some direction on who to consult for the following topics:1- What type of corporation is recommended when one of the partners is a non-US resident?

In chatting with a few mortgage brokers, I appear to be limited to 65% LTV, as a "cash out refinance" for a non-owner occupied property.   

Calculate your NOI and then take out capital expenses and debt service fee to calculate your cash on cash return.

If you do this, the bank will be looking at the asset, whether it is performing, cash reserves, cash flow, equity, debt servicing, etc.  

I have made some research and find that in the area there is a very high demands of service offices and only a little supply.So the idea i got with this large office space is to make some divisions and rent small offices with minimum 6 months lease terms. 

I've been talking to the owner of property B for a few months (it's a non-MLS deal) and he says he wants to see a track record of landlord success (over a few years) before he'd be willing to owner finance the deal for me. 

Anyways, are there any banks willing to do a competitive rate non-recourse loan?  

When I have a large portfolio or if I am not local, I will hire a PM but it seems silly to pay for a service I can supply to myself even if it is a little bit of a hassle.
