Based on that math yes, you'd clear a couple hundred dollars after all debts and expenses, not the worst spot to be if you're not necessarily needing the cashflow/trying to live off of it, but instead are focusing on playing the long game.

In terms of expenses after the in-service date, be careful with certain expenses llike a roof - even if the cost is incurred after the property was placed in service, it may still have to be capitalized instead of expensed based on the nature of the improvement/repair.
