Something else to consider is, especially since this house was gift to you, do you even have documentation (e.g. move-in checklist, photos, video, etc) of the condition of the house/carpets when they moved in to compare it to how it is now?  

If you are interested in this subject of Recession, as to likely play out in the U.S. real estate market in the 2020's; then there are 2 videos on U-Tube, to watch, doing so with a jaundiced eye, due to it is never how the seers say things will occur in the future.

However they offer mountains of training, pay for your advertising materials, set you up with a list of 50 to 75 addresses for mailers, and pay 25% of your photo and video expenses. 

Would pictures and videos help training of new team members/new investors as far as what to look for/deal breakers of when not to invest?
