I have already listened to some of the podcasts and read some of your messages/blogs and have found the material and content extremely helpful.

I don't know if I am not finding the right people to sub out to we are about an hour from Dallas and where we are finding deals crews don't want to come out and work. but in Colorado I knew other investors that were getting houses fixed for what we were buying materials for granted it was night and day in comparison of quality.

So, I read through here, found out what was necessary to get going, and sent out my first batch of marketing material via mail. 

If so they would probably do a spec build at a lower rate being they could use all of their normal materials and are familiar with the layout/design so they could do them more efficiently.Every market is different, so I can't give you an exact amount.  

Just off the top I would say that if your contract with a contractor does not specifically address and include a reimbursement for your time or the cost to you for a  a property manager needed to come open and or remain on the premises then the cost of your Pm is simply your cost of doing business and the contractor is only responsible for his time and labor including replacing material if and when required under their warranty agreement or guarantee. 

I have been reading all the information I can get my hands on and am going through Bill Vaughn’s Simple Man’s Guide to Real Estate course material as well as reading, The Book on Investing In Real Estate with No (and Low) Money Down: Real Life Strategies for Investing in Real Estate Using Other People's Money by Brandon Turner.

I also had verbally told them that one side of the garage was for us to store materials and they could put unvaluable items in storage on the other side.

@Dmitriy Fomichenko passed along some good advice on his post about educating yourself.Their's always a price for tuition to anything.But BP has a lot of free material that will prevent you from wasting a lot of money.I myself have cut the price of tuition dramatically by utilizing this site.I'm trying to do a better job of networking with people, and there are a lot of seasoned investors on this site you can learn from that are not selling something.So start learning before the price of tuition skyrockets.Thanks,Bryan Drury

Im ambitious like to read and love watching movies this is my first time here i am pretty new to the site and would like to know if there is any material on here that i may use to help me in my investing career.

Some might do more of one type of home than another, or specialize in a certain price point or age group, but they generally will have similar quality materials and designs.
