I don't know if I am not finding the right people to sub out to we are about an hour from Dallas and where we are finding deals crews don't want to come out and work. but in Colorado I knew other investors that were getting houses fixed for what we were buying materials for granted it was night and day in comparison of quality.

If so they would probably do a spec build at a lower rate being they could use all of their normal materials and are familiar with the layout/design so they could do them more efficiently.Every market is different, so I can't give you an exact amount.

Just off the top I would say that if your contract with a contractor does not specifically address and include a reimbursement for your time or the cost to you for a  a property manager needed to come open and or remain on the premises then the cost of your Pm is simply your cost of doing business and the contractor is only responsible for his time and labor including replacing material if and when required under their warranty agreement or guarantee.

@Dmitriy Fomichenko passed along some good advice on his post about educating yourself.Their's always a price for tuition to anything.But BP has a lot of free material that will prevent you from wasting a lot of money.I myself have cut the price of tuition dramatically by utilizing this site.I'm trying to do a better job of networking with people, and there are a lot of seasoned investors on this site you can learn from that are not selling something.So start learning before the price of tuition skyrockets.Thanks,Bryan Drury
