We manage about 15% of our portfolio as Section 8 tenants.  

Taxes are almost always the largest selling expense you'll face and can very quickly kill your investment's efficiency if you don't manage them intentionally. 

I own three properties in NC (where I live and have a W2 job), which I manage with an NC LLC I just started.

I would strongly urge you not to use a manager.

I am an experienced renovator, having done work and management on all aspects of my own properties from the foundation up for 18 years.Since the State laws are new, I'm excited about the possibilities, and looking to chat with other Owner/Builders about the feasibility and pitfalls.I guess that my biggest open questions are about foundations and waste water management requirements in conjunction with an existing multi family building. 

We will hire a property manager so that will be 20% commission.

I have a single family home that I've been trying to find a Property Management company to work with and I can't believe how difficult it has been.

Initially I managed renting it out but as soon as I used a decent realtor it made it so much quicker and raised the rental amount.

Ideally before you purchase your realtor/lender will provide you with a property management company who is willing to provide resources, leases, and whatever you need to get house hacking.

The easiest route for showing the property and running background checks would be to hire a property manager.
