Yes and the term Multi-family is very loosely used on this platform so was looking for clarification.

The toilet was sliding from left to right on top of the flange, became loose and the water trickled down to the unit below.

My second option is to move to Indianapolis and invest in multi families by myself using a realtor, but im worried of making some fatal mistakes and loosing some money as those are the  only thing we have left .

How much will you be loosing in potential rental income by leaving a unit or half the house vacant for a year, just to save on a down payment?

What paperwork should be filled out or filed to make it binding/legal or to protect myself against loosing it all with no recourse? 

When the market was down my brother (the business guy in the family) really ribbed me about how much I was loosing on real estate. 

What Im not clear on... how many units you have (its psychological loosing that income stream) and its is your first, correct?

When you are this far, and you orient the toilet straight and tighten down the bolts, but not too loose so the toilet won't rock and not too tight so you don't break the porcelain & with the tank far away enough from the wall so you can fit the lid onto the tank but not too far away so it doesn't rock when people sit on the thing and when you connect the tank to the bowl you remember to use the rubber ring and when you insert the ballcock stem you get a good seal and you set the water to stop before it overflows the tank when you turn the water on and you use plumbers tape on the threads when you connect the hoses, you should be fine.

Of course 2008 was top of the market before big crash.People make, and loose, money in all kinds of RE markets.
