Hello, so I've seen that FHA loans do not like you to rent out your property until after you've lived in it for a year, and then even then, they seemingly are not compatible at all with short-term rentals (under 30 days), like for Airbnb.

Utilities have been pretty finicky so I finally have everyone moved to a flat fee, which not being on a flat fee caused some hairs to raise with the middle tenant.

So we have a networth so far of:104k - 15k = 89kBut, we depreciated the property for 2 years at 3.7k/yr total 7.4K taxable amount  which we would owe about 1.8k at 25% tax rate (I might be off a bit here and there)Final total net worth from what we thought it was 120k now is 87.1k which is a big difference!

Also I know that some lenders have an issue with making loans if there are more than 2 layers of roofing over the deck- this would make you have 2 layers if you do not remove the shingles.
