Some areas needed new subfloor, new carpet in living room and master bedroom.

These areas seem affordable compared to where I live in dfw.

I currently live in Toronto, so I don’t believe house hacking would be possible, but I am aware of that strategy  

I still live at home as of right now.

The advantage you have living in SD for 15 years is knowing neighborhoods,which ones are improving, where you will like to live, and which will attract good tenants. 

It can also be advantageous to repeat the house hacking method, which lets you reside in one apartment and rent out the others to pay for housing costs.Continuing education on real estate investment through conferences, books, podcasts, and classes can lead to new contacts and resources.
