Would love to get some schooling from you more experienced Pro's out there on the best completely legal and ethical way to structure this.

My gut tells it's contraction instead of expansion but is that balanced but not carrying any debt service?  

Is it a good idea to require a contract renewal right off the bat?

My question is, why would you need a 60 sales termination contract on month to month leases and what else seems fishy about this? 

I am currently stationed in Florida and was wondering if anybody could share some contracts they use, that would be legal in Florida.

-What I would like to do is fix it up (bare minimum), sub lease for a year as an MMJ friendly rental (higher price tag), then buy it at the end of the contract with conventional financing or something creative.

The landlord has the right to take possession because the tenant has legally surrendered the premises.

Lastly, they have admitted that "all hours of the night" is before 10 pm - legally quiet time in the town is 11PM to 7am.Again - I too want them out - but want to protect myself.

If you can increase the income through a legally zoned apartment you will increase the value of the building not just your cash flow so its at least worth pursuing. 1) Call your local zoning board.

My question is what kinds of due diligence can we do to make sure we are not buying something that can be currently rented for just a few months and then we are stuck without renters :/ Is it acceptable to ask the current renters to sign new agreements if they are close to the end of their contracts?
