If you have a more long term vision I would go with building a buyers list first becuase maybe they can serve maybe as a  mentor or partners later on. 

I have left numerous emails, voicemails, and finally a registered letter, which got there attention.  3 weeks later and right after reciving the registered letter I receive a voicemail, stating they do not see why a 3 month inspection must be done and he doesnt want it performed.

You're basically just processing loan apps all day, but it will get you familiar with the industry and you will most likely make connections that could help your REI career later. 

You may find later on that assigning contracts as a business venture can be different in the eyes of regulators and others involved in RE than an individual who just assigned a sales contract.

Nothing like doing a flip for it to sell 6 months later to realize you made little to no money. 

If the numbers are going to work you can figure everything else out later.

As you gain experience later on, you might adjust the management arrangement to your advantage, but not until you can convince the investor that you can do the job.The investor: Who are you fishing for?
