Also if they need to be evicted it's as easy as setting a court date with a notification that if they can't pay late fees, court fees and full rent at that date they will be evicted!

I think you lucked out since you can amend the past three years of tax returns --- again, check with a tax professional if its too late to amend the 2016 return. 

What matters is having the savings in place so that when that $10k bill hits on some Tuesday afternoon, you have the money to pay it.

The letter states the fee is $70 per unit and if not paid by 3/31/20 there is a $100 late fee.
