I think most larger banks are sophisticated enough and have covered such cases in the past, where smaller institutions may not have been exposed to such cases and may give you a hard time.

Identify what you do the best out of all the tasks performed on this flip and same for your partner.

Others sell off a portion of the business after working long hours and then let the bigger company help grow the brand for an even larger exit later on.Even for someone with a reputation being a broker is a lot of work.

Not to discourage you but doing flips from afar is no easy task and opens you up to other risks associated with those logistics you would not be exposed to otherwise.

I would also be cautious of some of the larger brand names in the Indianapolis market. 

This math ends up being more generous than the former, but the force is still in balance since these will generally require larger down payments. 

These two tasks can put you in an advantage of getting off market opportunities.

Honestly, if I only had $50,000 today to work with, I'd be looking for a fix/flip opportunity to grow the funds more quickly to allow me to get into a larger commercial deal sooner than later.

Lots and lots of variables here, but more expensive properties tend to be larger and have better quality finishes.
